Are you looking to build a custom or Semi Custom home?

Here are some common misconceptions about building:

 

Semi custom homes can not be modified: FALSE

You can change a lot on semi custom home plans. You have the option to re-arrange the floor plan (with in reason) to fit your needs. This can be done by sitting down with your builder and coming up with a floor plan that meets your needs. 

Finishes are not only what is available at the show room. You can order in your own finishes if you find something you want. 

Paint colors, cabinets, and flooring are also things you can price out on your own from other suppliers. 

All this will adjust your cost to build. 

 

Building is easy : False

Building either a custom or semi custom home takes a lot of time and patience. This is not the right fit for everyone. It is time consuming and you must have the tenacity to finish the project. 

Things happen. Time lines get extended. Budgets need flexibility. Supplies can go up in price while under construction. Supplies can also be hard to find during certain times of the year based off demand and production rates.  Hope for on time completion but prepare for extensions. 

 

Financing is similar to buying a pre existing home: FALSE 

Construction financing is hard to obtain. You have to make sure your finances are in order. Cash on hand or liquid assets are important to have access to. Budgets are often pushed. If your build is at the top of your max budget, consider changing revamping your add-on's. What is most important? What can you truly live with out? What is a must have in your new home? What can be added on later? 

 

All land is buildable: FALSE 

1 out of every 50 lots in Snohomish County are truly buildable to support a home, garage/shop, ADU (Accessory Dwelling unit) or have a yard that works for you and/or your family. 

The topography, wet land restrictions and shorelines make current lots challenging. Most people look for level lots. With level lots, located in the valley areas are typically wet. The water table is high, especially those that have had farm animals on them. 

Not every lot has access to water. There are certain areas that are rain water collection only or for recreational use only. 

Not every lot will support a septic system or have sewer connections available. 

 

I can buy a lot of land with out extensive studies : TRUE

But, it is not recommended. Buying a piece of land you intend to build on should be studied extensively. 

This includes Septic designers, well drillers, local and county zoning/ planning regulations, Biologists, Utility companies who may service your area. 

Don't forget internet providers. Rural areas are more likely to have Satellite for internet and will limit your use to work from home with slower speeds. 

 

Financing covers all the costs to build: FALSE

Your feasibility studies are not covered under your financing. Always have expendable cash on hand and be prepared to get news you don't want to hear.
